DESIGN AGREEMENT

Faithful Spring Farm is committed to bringing authentic, unique home and garden design through landscape,refresh, or remodel solutions customized to your life at every price point. Open communication and trust will allow for the successful transformation of a house to your home.
Purpose of Agreement:
The purpose of this design agreement is to define the statement of work and outline the business practices of Faithful Spring Farm. The acceptance of this contract initiates the project start. Payment of a retainer fee or design fee is your signature acceptance of this contract.
Design Process:
Intake- Faithful Spring Farm will assess your vision through questions, photos/videos of current space, review of Pinterest boards, collections of shared pictures to help produce your final but unique- to-you project desires; as well as, aid in determining whether a refresh or remodel is best for your budget, time, goals, and skills. Intake, when done virtually, may take more time for a complete understanding of the space and how it is used. Faithful Spring Farm desires to provide a clear outline of design services during this time.
Design Development depending on landscape, refresh, or remodel:
Landscape: Plant selection and placement which will include a 2-D picture of your house using computer generated design
Remodel: A hand sketch layout of the design proposal, if needed, 2-3 options of vision boards, and a suggested shopping list if buying your own items. Pros and Cons of design choices can be offered to give confidence during the shopping process through texting and phone/video calls.
Refresh: A suggested shopping list by priority with either design boards or images through text for inspiration if needed.
3. Delivery- Faithful Spring Farm will provide the following consultation design services to include
Review of architectural plans and suggestions on plan
Selection of interior finishes to include:
Wall color
Flooring finishes to include LVP, hardwood, tile
Lighting
Cabinets: style, color and work with contractor if needed.
Countertops
Plumbing fixtures
Hardware
Any additional home decor’ pieces
Selection of appliances
Selection of interior paint color
Selection of interior doors & knobs
Trim design for doors, window, crown molding
Selection of exterior paint color and stone/ brick work
Walk through with contractors if work is local
Exterior Design Services
Selection of paint, trim, shingles, and other surfaces
Landscaping
Plant selection and placement
Hardscaping ideas
4. Bid and Cost:
Willing to work with or alongside DIY homeowners
Will work with contractors to collect bids, if local.
A bid/cost sheet will be developed and shared on google sheets.
5. Communication
Will be in writing by text or email.
Will be done a minimum of weekly during the project and as needed.
If a verbal conversation occurred an email confirmation will be sent on what was discussed within a week.
Bid and cost sheets will be updated and resent if scope of work has changed and must be approved by email confirmation before work continues.
6. Payments
You will pay each individual contractor as their scope of work has been completed.
A retainer fee to Faithful Spring Farm is required before the design process will start. This will allow for idea formulations and bid/cost sheet. The remaining balance will be paid at the completion of the design process.
Fees for refresh design will include a retainer fee then $50 per hour and billed on a monthly basis.
Fees for fresh perspective design per room are a 100% up front.
Fees for remodel designs, including exterior updates and landscaping will be charged a % of total project budget. A retainer fee of 50% of the budget will be charged at the beginning with the remaining balance due upon completion of the project.
Fees for real estate staging and consultation will be $50 per hour including travel time, with a minimum $100 charge.
7. Expectations for Clients
Prepare for the messy inconveniences.
Anticipate revisions and tweaks of the design process.
You will be responsible for outcomes if you deviate from proposed and approved design or choose to buy your own decor/plants.
If you bring in your own contractor you will be responsible for managing and paying them.

Your budget will increase if you add to the scope of work
You will need to approve all bids that change on the bid and cost sheet through email confirmation.
You must expect the design/landscape process to take longer than we anticipate.
Vision boards and designs are yours to keep and use after retainer fee is received.
Specifics for Garden Design
It is natural for a design to evolve due to the nature of working with living and growing plants.
Landscape designs will take 3 years to see real growth in the plants and at least 5 years to establish to mature size.
Some transplant shock is normal for plants to experience, this may be seen through wilting, yellowing, or dropping leaves.
There will be a one week, one month, and one year verbal or in-person follow up.
There is no gaurantee on plants or irrigation after installation but we will always strive to set you up for success and are available for questions
